JANUS is an AI-powered workflow manager that handles two of the most time-consuming, error-prone parts of strata property management: repair and maintenance requests and resident complaints.
When a resident emails or texts about a leaking pipe or a noise complaint, JANUS captures it instantly, reads the context, categorizes the issue, sends an automatic acknowledgement to the resident, routes the request to the right person or vendor based on your rules, and logs everything with a full timestamp trail — without your property manager having to touch it manually.
Think of it as the layer that sits between your residents and your team — making sure nothing falls through the cracks, every response goes out on time, and every interaction is documented.
JANUS launches with two core workflows:
- Repair & Maintenance Requests — Resident reports a problem. JANUS captures it, acknowledges the resident, categorizes the issue, applies your escalation rules, routes to the right vendor or team member, and follows up until resolved.
- Resident Complaints — A complaint arrives. JANUS logs it, acknowledges the complainant, applies your complaint handling rules, notifies the right parties, and maintains a documented, timestamped record throughout.
Additional workflow types are on the roadmap based on customer feedback.
JANUS organizes, routes, communicates, and documents — it does not make judgment calls on your behalf. Your property managers and strata councils remain in control of every actual decision.
For example: JANUS will automatically acknowledge a resident's complaint and log it, but it will not decide whether a bylaw has been violated or what action the council should take. Those decisions stay with your team.
On outbound communications to residents, you can configure JANUS to require PM approval before any message is sent — or allow certain routine messages to go out automatically. You control where the human-in-the-loop sits.
At launch, JANUS works with email and SMS. WhatsApp integration is planned for a future release.
Your building gets a dedicated JANUS inbox address (e.g., westviewcourt@janus.app). Residents email that address, and JANUS takes it from there. For SMS, residents can text a dedicated number and JANUS captures those messages into the same workflow.
You can connect JANUS to your existing property management email address as well, so residents don't need to change anything on their end.
The rules engine is where JANUS becomes yours. It lets you define exactly how JANUS should handle different types of requests — per building, if needed. Examples:
- If a plumbing request is marked urgent → automatically route to your preferred plumber and notify the assigned PM within 5 minutes
- If a bylaw complaint is received → acknowledge the resident, log it, notify the council chair within 24 hours
- If any request has had no action for 48 hours → escalate to the firm principal
Rules are set through a simple interface — no coding required. You can have different rule sets per building to reflect different councils, bylaws, and preferred vendors.
No. JANUS is not a property management platform — it's the communication and workflow layer that sits alongside your existing tools. If you use Yardi, AppFolio, BuildingLink, or a custom system, JANUS works alongside it — not instead of it.
JANUS is priced per building per month — the same model you already know from MeetingGenius. There are no per-user fees or per-unit charges for strata PM customers.
Standalone pricing starts at CA$49/building/month for a single building, with volume discounts as your portfolio grows. If you're already a MeetingGenius subscriber, you save 20% — and the combined bundle starts at CA$99/building/month.

Yes — existing MeetingGenius subscribers receive a 20% discount on JANUS, applied automatically when you add JANUS through your MeetingGenius account. The bundle also simplifies billing: one invoice, one vendor, two products. Your volume tier from MeetingGenius is recognized and applied to JANUS automatically.
Yes. JANUS offers a 14-day free trial with a pre-loaded demo environment built around a realistic BC strata PM scenario — active requests, working rules, a full audit trail. A credit card is required to start, but you won't be charged for 14 days and can cancel in one click at any time.

No setup fees. You're up and running from the moment your trial starts. JANUS is available on a month-to-month basis — no lock-in, no cancellation penalties. Annual billing saves 15% but is entirely optional.
Yes. You can add buildings at any time — your per-building rate automatically adjusts to reflect the new total and the applicable volume tier. If you remove a building, your billing adjusts at the next billing cycle.
JANUS and MeetingGenius are built to work as a connected system. When JANUS logs an unresolved complaint or significant maintenance issue, it can surface that item as a flag in your MeetingGenius meeting preparation — so it never gets left off the next council agenda.
Your buildings, strata plan numbers, and council contacts are shared across both products — you don't enter anything twice. One login, one account, two products.
No. JANUS is available as a fully standalone product. That said, if you use both products together, the integration creates a more complete system: JANUS handles day-to-day operational communications, MeetingGenius handles governance and meeting documentation. The two complement each other naturally.
Yes — this is one of the key integration features. Open complaints and maintenance issues that have crossed an escalation threshold can be flagged to appear in MeetingGenius's meeting preparation workflow. You control which types of JANUS items get surfaced and at what threshold — configurable per building.
JANUS and MeetingGenius are separate subscriptions. Cancelling one does not affect the other. Your JANUS data — request history, audit trails, rules, communications — remains intact independently of your MeetingGenius subscription.
If you cancel both, we retain your data for 90 days after cancellation, during which you can request a full export. After 90 days, data is deleted in accordance with our PIPA-compliant retention policy.
From your MeetingGenius account, navigate to the Add-Ons section and select JANUS. Your existing buildings, contacts, and billing information carry over — your 20% subscriber discount is applied automatically. Your first 14 days are free.
Built for BC. JANUS is designed specifically for the BC strata market. The default workflow templates, escalation logic, complaint handling rules, and audit trail structure all reflect the requirements of the BC Strata Property Act — not US HOA legislation. This matters in practice: complaint documentation requirements, council notification obligations, and bylaw enforcement processes work differently in BC.
JANUS is a workflow and communication tool — it does not perform strata management services as defined under RESA. Licensed strata management services include collecting strata fees, negotiating contracts, supervising employees, and enforcing bylaws. JANUS does none of these things.
JANUS organizes, routes, acknowledges, and documents communications. All actual decisions and actions remain with your licensed strata managers and the strata council. We recommend obtaining your own legal opinion on any specific licensing questions.
JANUS collects and processes resident personal information as a data processor on behalf of your firm, which acts as the data controller under BC's Personal Information Protection Act (PIPA). All data is stored on Canadian servers. We do not sell resident data or use it for any purpose other than delivering the JANUS service. A Data Processing Agreement is available for firms that require one.
Yes. All JANUS data — including resident communications, request histories, audit trails, and rule configurations — is stored on Canadian servers. We do not use US-based data storage for customer data. This is intentional and designed to meet BC's PIPA requirements without workarounds.
JANUS maintains a complete, timestamped record of every communication, action, routing decision, and status change for every request. Whether this record is admissible in a specific legal or quasi-legal proceeding will depend on the circumstances and applicable rules of evidence — we are not lawyers and cannot provide legal advice on this question.
What we can say: JANUS's audit trail gives your firm a documented record of what was received, when, what action was taken, and by whom — which is far stronger than a scattered email inbox or verbal recollection.
Your data is retained for 90 days after cancellation. During this period you can request a full export of your audit trails, request history, and communications. After 90 days, your data is permanently deleted in accordance with our PIPA-compliant data retention policy.
Most buildings are up and running in under 30 minutes. Setup involves three steps: connecting your building's email, adding your team members and their roles, and configuring your first workflow rules. JANUS comes with pre-built BC strata rule templates you can use as-is or customize. No technical expertise required.
JANUS is designed to fit into how your team already works — primarily through email. Your property managers don't need to learn a new system for their day-to-day workflow. JANUS works in the background. For managers who want to actively use the JANUS dashboard, a typical orientation takes about 20–30 minutes.
No — you start with a fully populated demo environment.
