From governance to operations.
Your buildings, fully managed.
Property management doesn’t end when the meeting adjourns—that is usually when the chaos of tracking vendors, action items, and regulatory compliance begins.
JANUS is an enterprise-grade AI operations assistant managing the repair request and complaints workflows. it works securely in the background of MeetingGenius to protect your time and your portfolio. While you manage your councils/boards, JANUS handles the heavy backend communications loads to sort, prioritize and manage communications of repair/maintenance requests, and complaints. JANUS responds based on key parameters – such as urgency and budget – to respond and auto-route the request to the appropriate solution. The workflows are customizable by building and jurisdiction, with JANUS eliminating manual email loops and tracking errors thus eliminating exhausting administrative overhead into structured, risk-free execution.
How JANUS Works
JANUS connects to MeetingGenius to handle repair requests and resident complaints — automatically, accurately, and with a full audit trail.

Sound Familiar?
Stop letting repair requests fall through the cracks.
Your property managers are drowning in email.
A resident reports a leak. Your manager intends to follow up. Three days later, the council chair is calling…angry and rightfully so.
Residents are waiting. Councils are asking questions.
A complaint comes in about a neighbour. It lands in one manager’s inbox, but she’s on leave. The complaint gets lost in the email overload.
Knowledge is leaking
You’re onboarding a new PM. The handover is a mess. Three buildings’ worth of open requests live in someone’s sent folder.
You already trust MeetingGenius for governance. JANUS handles the rest.
MeetingGenius runs your AGMs, council meetings, and governance documentation. JANUS manages what happens between meetings — every repair request, every resident complaint, every follow-up.
Together, they cover the full lifecycle of strata management — from the boardroom to the boiler room.
✓ One login. One vendor. One invoice.
✓ Full audit trail, always on.
✓ Open maintenance items surface in your meeting prep.

Frequently Asked Questions
Everything you need to know about adding JANUS to your MeetingGenius account.
JANUS is an AI-powered workflow manager that handles two of the most time-consuming, error-prone parts of multi-unit property management: repair and maintenance requests and resident complaints.
When a resident emails or texts about a leaking pipe or a noise complaint, JANUS captures it instantly, reads the context, categorizes the issue, sends an automatic acknowledgement to the resident, routes the request to the right person or vendor based on your rules, and logs everything with a full timestamp trail — without your property manager having to touch it manually.
Think of it as the layer that sits between your residents and your team — making sure nothing falls through the cracks, every response goes out on time, and every interaction is documented.
JANUS launches with two core workflows:
- Repair & Maintenance Requests — Resident reports a problem. JANUS captures it, acknowledges the resident, categorizes the issue, applies your escalation rules, routes to the right vendor or team member, and follows up until resolved.
- Resident Complaints — A complaint arrives. JANUS logs it, acknowledges the complainant, applies your complaint handling rules, notifies the right parties, and maintains a documented, timestamped record throughout.
Additional workflow types are on the roadmap based on customer feedback.
JANUS organizes, routes, communicates, and documents — it does not make judgment calls on your behalf. Your property managers and strata councils remain in control of every actual decision.
For example: JANUS will automatically acknowledge a resident's complaint and log it, but it will not decide whether a bylaw has been violated or what action the council should take. Those decisions stay with your team.
On outbound communications to residents, you can configure JANUS to require PM approval before any message is sent — or allow certain routine messages to go out automatically. You control where the human-in-the-loop sits.
At launch, JANUS works with email. SMS and WhatsApp integration is planned for a future release.
Your building gets a dedicated JANUS inbox address (e.g., repairs@westviewcourt.com). Residents email that address, and JANUS takes it from there.
You can connect JANUS to your existing property management email address as well, so residents don't need to change anything on their end.
The rules engine is where JANUS becomes yours. It lets you define exactly how JANUS should handle different types of requests — per building, if needed. Examples:
- If a plumbing request is marked urgent → reply to the sender, automatically route to your preferred plumber for that building, and notify the assigned PM within 5 minutes
- If a bylaw complaint is received → acknowledge the resident, log it, request a reply from the other party, and notify the council chair within 24 hours
- If any request has had no action for 48 hours → escalate to a principal
Rules are set through a simple interface — no coding required. You can have different rule sets per building to reflect different councils, bylaws, and preferred vendors.
No. JANUS is not a property management platform — it's the communication and workflow layer that sits alongside your existing tools. If you use Yardi, Buildium, AppFolio, BuildingLink, or a custom system, JANUS works alongside it — not instead of it.
JANUS is priced per building per month — the same model you already know from MeetingGenius. There are no per-user fees or per-unit charges for strata PM customers. Book a demo and we'll walk you through pricing for your specific portfolio.
Yes — bundling JANUS with your MeetingGenius subscription includes preferred pricing and simplified billing: one login, one vendor, one invoice. Ask your specialist for the details when you book a demo.
Yes. JANUS offers a 21-day free trial with a pre-loaded demo environment built around a realistic strata PM scenario — active requests, working rules, a full audit trail. A credit card is required to start, but you won't be charged for 30 days and can cancel in one click at any time.
Existing MeetingGenius customers can also request a guided demo — book a 20-minute session and we'll tailor it to your specific portfolio.
No setup fees. You're up and running from the moment your trial starts. JANUS is available on a month-to-month basis — no lock-in, no cancellation penalties.
JANUS and MeetingGenius are built to work as a connected system. When JANUS logs an unresolved complaint or significant maintenance issue, it can flag that item in your MeetingGenius meeting preparation — so it never gets left off the next council agenda.
Your buildings, strata plan numbers, and council contacts are shared across both products — you don't enter anything twice. One login, one account, two products.
No. JANUS is available as a fully standalone product. That said, if you use both products together, the integration creates a more complete system: JANUS handles day-to-day operational communications, MeetingGenius handles governance and meeting documentation. The two complement each other naturally.
Yes — this is one of the key integration features. Open complaints and maintenance issues that have crossed an escalation threshold can be flagged to appear in MeetingGenius's meeting preparation workflow. You control which types of JANUS items get surfaced and at what threshold.
JANUS and MeetingGenius are separate subscriptions. Cancelling one does not affect the other. Your JANUS data — request history, audit trails, rules, communications — remains intact independently of your MeetingGenius subscription.
If you cancel both, we retain your data for 90 days after cancellation, during which you can request a full export. After 90 days, data is deleted in accordance with our privacy-compliant retention policy.
From your MeetingGenius account, navigate to the Add-Ons section and select JANUS. Your existing buildings, contacts, and billing information carry over, along with your bundle pricing. Your first 21 days are free.
Built for Canada. JANUS is designed specifically for the Canadian strata/condo market. The default workflow templates, escalation logic, complaint handling rules, and audit trail structure all reflect the requirements of Canadian legislation. This matters in practice: complaint documentation requirements, council notification obligations, and bylaw enforcement processes work differently across Canadian provinces than they do in the US.
JANUS is a workflow and communication management tool - it does not perform licensed strata or condo management services under provincial regimes such as RESA in BC. Licensed management services include collecting fees, negotiating contracts, supervising employees, and enforcing bylaws. JANUS does none of these things.
JANUS organizes, routes, acknowledges, and documents communications. All actual decisions and actions remain with your licensed managers and the strata/condo board. We recommend obtaining your own legal opinion on any specific licensing questions, including how this applies under your province's regime.
JANUS collects and processes resident personal information as a data processor on behalf of your firm, which acts as the data controller under applicable Canadian privacy law - PIPEDA federally, and provincial legislation such as PIPA where it applies. All data is stored on Canadian servers. We do not sell resident data or use it for any purpose other than delivering our services. A Data Processing Agreement is available for firms that require one.
Yes. All JANUS data - including resident communications, request histories, audit trails, and rule configurations - is stored on Canadian servers. We do not use US-based data storage for customer data. This is intentional and designed to meet provincial privacy requirements without workarounds.
JANUS maintains a complete, timestamped record of every communication, action, routing decision, and status change for every request. Whether this record may be admissible in a specific legal or quasi-legal proceeding will depend on the circumstances and applicable rules of evidence - we are not lawyers and cannot provide legal advice on this question.
What we can say: JANUS's audit trail gives your firm a documented record of what was received, when, what action was taken, and by whom — which is far stronger than a scattered email inbox or verbal recollection.
Your data is retained for 90 days after cancellation. During this period you can request a full export of your audit trails, request history, and communications. After 90 days, your data is permanently deleted in accordance with our privacy-compliant data retention policy.
Most buildings are up and running in under 30 minutes. Setup involves three steps: connecting your building's email, adding your team members and vendors, and configuring your first workflow rules. JANUS comes with pre-built building rule templates you can use as-is or customize. No technical expertise required.
JANUS is designed to fit into how your team already works — primarily through email. Your property managers don't need to learn a new system for their day-to-day workflow. JANUS works in the background. For managers who want to actively use the JANUS dashboard, a typical orientation takes about 20–30 minutes.
No — you start with a fully populated demo environment. Your trial comes pre-loaded with a realistic strata PM scenario: a portfolio of buildings, active maintenance requests at various stages, a bylaw complaint in progress, pre-configured rules, and a resolved request with a complete audit trail. You can see JANUS working from the moment you log in.
Yes. At any point during your trial, you can add a real building alongside the demo environment. Connect your building's email, set up your first rule, and JANUS will begin handling live requests immediately. This is the fastest way to see JANUS's value for your specific situation.
